Terms and Conditions for Tima Luxury Rental - Houston, Texas

Please read these Terms and Conditions ("Terms") carefully before using the Tima Luxury Rental website or booking a rental property through our platform. These Terms govern your access to and use of our services, including the booking of both short and long-term rentals. By using our website or booking a rental property, you agree to be bound by these Terms.

1. Booking and Reservation

1.1 Availability: All bookings are subject to availability. While we strive to ensure the accuracy of our website and availability calendar, there may be circumstances beyond our control that result in a property becoming unavailable. In such cases, we will make every effort to provide alternative accommodations of comparable quality. If no suitable alternatives are available, we will offer a full refund.

1.2 Reservation Confirmation: A reservation is considered confirmed once payment has been received and you have received a booking confirmation email. This email will contain details of the reservation, including the property address, check-in/out times, and any additional information you need to know about your stay. In some cases, some properties are not available as instant booking, a request to book will have to be sent to us which subject to approval or decline. If the reservation is declined you will not be charged. 

1.3 Age Requirement: The primary guest making the reservation must be at least 21 years old. Guests may be required to provide valid identification upon check-in.

1.4 Cancellation Policy:  Long-term Stay Cancellation Policy (28 days or more): - Full refund: You are eligible for a full refund if the cancellation is made up to 30 days before your scheduled check-in date. - Non-refundable: If the cancellation is made within 30 days of the check-in date or during the first 30 days of your stay, the first 30 days' payment is non-refundable. Any remaining days will be refunded.
Short-term Stay Cancellation Policy (less than 28 days): - Moderate Cancellation Policy: For stays less than 28 days, we follow a moderate cancellation policy. - Full refund: You are eligible for a full refund if the cancellation is made at least 5 days prior to your scheduled arrival. - Non-refundable: If the cancellation is made within 5 days of the arrival date, the payment made for the stay will not be refunded.

2. Payment

2.1 Payment: Full payment is required at the time of booking. We accept major credit cards and online payment methods.

3. Property Rules and Regulations

3.1 House Rules: Guests are expected to comply with any house rules or regulations specified by the property owner or manager. These rules may include but are not limited to noise restrictions, smoking policies, and pet policies. Failure to adhere to these rules may result in additional charges or eviction.
3.2 Damage and Liability: Guests are responsible for any damage caused to the property during their stay and may be charged for repairs or replacements. Tima Luxury Rental assumes no liability for any personal injury, loss, or theft that may occur during your stay. We recommend that guests obtain appropriate travel insurance coverage.

4. Guest Conduct

4.1 Respectful Conduct: Guests are expected to treat the rental property and its surrounding premises with respect and consideration. Any behavior that is disruptive, illegal, or inconsistent with good neighborly conduct may result in immediate eviction without refund.

5. Disclaimers and Limitation of Liability

5.1 Property Descriptions: While we make every effort to ensure the accuracy of property descriptions and information provided on our website, we cannot guarantee the completeness or accuracy of such information. Guests are encouraged to contact us for any clarifications before making a booking.

5.2 Third-Party Services: Tima Luxury Rental may provide links or information related to third-party services, such as transportation, tours, or activities. These services are not under our control, and any arrangements or interactions with third parties are solely between you and the respective service provider. Tima Luxury Rental assumes no responsibility or liability for any issues arising from such third-party services.

5.3 Force Majeure: Tima Luxury Rental shall not be liable for any failure or delay in performing its obligations due to circumstances beyond its reasonable control, including but not limited to acts of God, natural disasters, government restrictions, or labor disputes.

6. Governing Law and Jurisdiction

6.1 These Terms shall be governed by and construed in accordance with the laws of the state of Texas, without regard to its conflict of laws principles. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Harris County, Texas.
By using our website and booking a rental property, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions. If you do not agree to these Terms, please refrain from using our services and booking through our platform.
